Marrakech – Crown Prince Moulay El Hassan is expected to inaugurate the Mohammed VI Tower in Rabat on Monday, in the presence of senior officials and representatives of the companies involved in the project.
Multiple converging reports confirmed the scheduled event.
The 250-meter tower, Morocco’s tallest building, was officially delivered in late March by Belgian construction group BESIX. It rises 55 stories above a four-level podium on the banks of the Bouregreg River and is visible from up to 50 kilometers away.
The project was commissioned in 2018 by O Tower, a subsidiary of O Capital Group, chaired by Othman Benjelloun. BESIX carried out the work in a joint venture with Moroccan firm TGCC under a Design & Build contract covering all phases from engineering to finishing.
Architects Rafael de la Hoz and Hakim Benjelloun designed the tower, which spans a total area of 102,800 square meters. It houses a Waldorf Astoria luxury hotel, office spaces, upscale apartments, commercial units, restaurants, and a panoramic observation platform overlooking the capital and the Bouregreg Valley. Thirty-six elevators serve the building – 21 in the tower and 15 in the podium.
On the structural side, the tower rests on 60-meter-deep foundations made of 104 concrete barrettes. These were engineered to withstand seismic activity and flood risks from the Bouregreg River.
The building uses a tube-in-tube system combining a high-strength concrete core with an outer steel frame. This allows for column-free floor plans while ensuring stability against wind and seismic forces. A 160-ton tuned mass damper installed at the top reduces vibrations for occupants on the upper floors.
The tower also incorporates energy-efficient features. Its south-facing facade includes 1,800 square meters of photovoltaic panels, with an additional 2,200 square meters on the podium roof. The building targets LEED Gold and HQE certifications.
In a March 30 press statement announcing the tower’s delivery, BESIX project director Sébastien Dusausoy said the project reflects the company’s engineering and construction capabilities and contributes to Morocco’s urban transformation.
Interior spaces in the podium, including the lobby, ballroom, restaurants, and boardroom, were furnished by Belgian design firm FLAMANT.
