Rabat – Affordable housing projects provide residents with low-income friendly living options in light of the recent price increases in the real estate market. Andalous Mohammedia is an affordable housing project covering more than 35 hectares, located at the entrance of Mohammedia. 

The social housing project features apartments including three-bedroom properties that have two bathrooms, a hall, a kitchen, and a living room priced at MAD 250,000 ($24,094.)

In an interview with Morocco World News, Sales Director at SAMA INVEST Tarik Hameddine, said that Andalous Mohammedia offers residents proximity to amenities such as a hammam, schools, a sports facility, and Morocco’s Office of Professional Training and Labor Promotion (OFPPT) vocational training institutes.

The project idea reflects the client’s needs, the founders explained that it was developed with the aim of offering comfort to future residents.

Their apartments have been designed with good lighting and plenty of space. “All our apartments meet the highest standards of architecture,” including thoughtful construction for their residents, the founders said. 

In their pledge to make affordable living options, the founders emphasized their commitment to offering future buyers the best conditions for “a serene life and proximity to all the necessary facilities, means of transport and green spaces.”

The project promises its residents cleanliness, safety and security, and durable housing.

The innovative idea was launched in October 2018 and was completed in September 2020 during COVID-19. Since then, it has established 4,462 apartments, 280 stores which have generated impressive sales.

The Andalusian group, which is part of “SAMA Immobilier,”, is a well-known brand and leader in Morocco’s affordable housing market.

According to the group’s president Abdelhadi ZOUHAIR being a part of the leaders in the real estate market is not a “hollow phrase.” The group follows a code of conduct, a vision, and a state of mind guided by values and fundamental principles.

SAMA Immobilier is on an ongoing pursuit of excellence and a dedication to quality toward its clients, partners, and stakeholders. As the group’s president stated: “We must put ourselves in the customer’s shoes and anticipate all of his wants in order to provide him with services and solutions that live up to his expectations.”

Ethics and sustainable real estate are the group’s key commitments, “we also strive toward making it a place where people and the environment are respected,” he added.

SAMA Immobilier currently operates 26 projects in Casablanca, Bouskoura, Rahma, Ain Sebaa, and Salmia.

A Social Housing Project with Many Advantages

When asked how this project contributes to affordable living options amid increasing house prices, Hameddine said: “Even though the cost of raw materials has increased, we will not raise the selling price because it is a regulated project, which is part of social agreement.”

Affordable Housing is an important social project that provides low-income households with access to safe, secure, and affordable housing. 

The motive behind this type of housing is an important step towards social and economic equality. To boost the project’s inclusivity it includes both rental and ownership options, as well as social housing projects.

Affordable housing can provide many advantages for people who find themselves unable to access other options including improved access to basic services, better living conditions, greater stability in their lives, and increased economic opportunities.

Additionally, affordable housing can help reduce poverty levels in communities by providing fundamental stable living environments for families to thrive in.

According to the NGO national low income housing coalition, increased access to affordable housing is the “most cost-effective strategy,” for “reducing childhood poverty and boosting economic mobility” in the US.

The NGO argues that increasing access to affordable housing “bolsters economic growth.”

Low-income household programs in Morocco

In 2020, Morocco’s Minister of Urban Planning, Housing, and Urban Policy, Nouzha Bouchareb, gave a positive review of Moroccan housing programs aimed at low-income households.

She recalled a program that was launched in 2008 which aims to provide “decent” housing for Moroccans living in shanty towns. 

The initiative provided low-income families with housing for the price of MAD 140,000 ($13.492).The program also allowed for the construction of 28,053 new accommodations.

In 2010, Morocco launched a second program for “social housing.” The initiative targeted low to middle-income families who do not own a house. It offered small, budget-friendly apartments for the price of MAD 250,000 ($24.094).

The program helped 496,603 Moroccan families to become homeowners.
